    I picked a house on a hill also. In a hundred year flood plain. (Hasn't been a flood in this area for a hundred years). Never will be. My yard gets standing water in the back and sides but that's about it.
    .
    Education is expensive. Keep that in mind, and you'll never be terribly upset when a project goes awry.

    Old rule of thumb and a very old saying is, "if rain falls there, it can flood"!

    I'm flying into San Antonio tomorrow morning... hope the sky dries while I'm there!
